Job Description:

Self-Help is seeking a Construction Manager I to join our team in Durham, NC. The Construction Manager I is responsible for overall management of all construction project activities for all assigned Real Estate Team predevelopment and (re)development, as well as advice and consultation on all assigned Commercial Lending Team construction loans. While this role will focus primarily on commercial real estate projects, small-scale residential real estate projects may be assigned from time to time as well.

Essential Responsibilities:

  • Support the Real Estate project development group as they seek new opportunities including general construction advice, site visits, budgeting, solicitation of budget estimates from contractors, and solicitation of feasibility studies from design professionals.
  • Support the Real Estate leasing and property/asset management groups in unfitting and redeveloping operating assets for new and existing tenants.
  • Serve as preconstruction and construction manager by managing external teams including architects, engineers, and contractors to work through preconstruction all the way through final project delivery.
  • Develop and maintain relationships with all partners/vendors essential to the assigned project including architects, engineers, contractors, city officials, etc.
  • Develop and maintain project budgets in collaboration with project managers and oversee all transactions related to the budget, including developing monthly trackers, drawing funds from project investors each month, paying monthly project expenses, etc.
  • Maintain overall responsibility for delivering projects on time and within budget. Communicate budget deviations to project managers in a timely manner.
  • Attend weekly OAC meetings on assigned projects. May, at times, also attend OAC meeting for projects assigned to others to support the team.
  • Make project decisions that reflect Self-Help's project goals and understand when others need to be brought into the decision-making process.
  • Ensure early identification of project problems/concerns and take action to mitigate or advise others to what actions are needed to mitigate.
  • Arrange smooth transfer of projects to Property Management, when appropriate.
  • Keep abreast of industry trends.
  • Assist underwriters and loan officers as they prepare to bring construction loan prospects to approval.
  • Review Property Condition Assessments and other real estate documentation for real estate loans as they progress through the loan process.
  • Occasionally accompany loan officers on-site visits when evaluating construction loan prospects, providing assessment of project, enhancing creditability of Self-Help as potential lending to borrower. May, at times, conduct site visits to assess property condition in lieu of a 3rd party inspection
  • Participate in the closing of construction loans by reviewing documents and/or suggesting necessary changes when needed. Solicit prices for third-party plan and cost reviews when required.
  • Solicit prices for third-party inspections and contract third-party inspections.
  • Monitor progress of active construction loans, including coordinating receipt and organization of draw documentation, doing site visits where appropriate, reviewing draw request documentation, and approving draws with LO and UW. Offer technical advice to construction borrowers, when appropriate. May intervene when progress of construction warrants.
  • Occasionally speak with examiners if questions arise related to a construction loan file.
  • Act as a change agent to drive Self-Help's economic inclusion initiatives by integrating supplier diversity and the use of businesses owned by women and people of color in third-party contracting Perform other duties as may be deemed necessary.

    Credentials, Experience and Skills:

    • Bachelor's degree or equivalent relevant experience required. A degree in Construction Management, Engineering, Architecture or Real Estate a plus.
    • 4 years of experience in real estate construction. Experience in commercial construction preferred.
    • Strong commitment to our mission - creating economic opportunity for traditionally underserved communities.
    • Project management, design, and construction management experience and skills involving development projects of significant size, complexity, and of institutional quality.
    • Preference for working in organizations that place priority on teamwork and collaboration.
    • Ability to analyze documents and manage construction budgets and cash flow related to development projects.
    • Familiarity with AIA documents as a project management tool.
    • Strong written and verbal communication skills; excellent interpersonal skills and ability to build teams.
    • Ability to effectively plan and organize work; to juggle multiple projects, and to work independently while completing projects as scheduled.
    • Ability to form and maintain effective relationships with both internal and external customers; works effectively with outside vendors and contractors as well as supervising their work.
    • Ability to think strategically, good conceptual and problem-solving skills.
    • Working Knowledge of Microsoft Excel and Word.
    • Ability and willingness to travel (approximately 30%) and work overtime as needed.
